Aby Rosen wants backers for Four Seasons’ replacement

New York developer Aby Rosen has reached out to prospective investors to help fund the restaurant that will occupy the space in the Seagram Building that until July housed the legendary Four Seasons, On the Money has learned.

Rosen’s venture behind the ambitious rehab, named 375 Park Food LLC, is wooing the investors with a forecast of projected annual revenue in the first few years of $50 million to $65 million, according to sources who have seen the brochure sent to investors.

Of course, replacing the Four Seasons with enough wow to impress a New Yorker won’t be easy, especially with developers facing stringent regulations about features they must retain because of the space’s historic status — such as the pool and the wood-covered walls.

Rosen and his partners may be looking to house more music events in the rehabbed space, according to my sources, who whisper that the sales pitch contained artists’ impressions.

For example, there’s a painting of a jazz style band on one of the pages, the source said.

Some potential investors are already raising eyebrows about the cost of construction, which is put at around half of the $30 million Aby Rosen and partner Major Food Group are hoping to pull in from friends and family.
