The richest NYC neighborhood isn’t where you’d think

Tribeca beat out such well-heeled areas as the Upper East Side and Greenwich Village to score the title of wealthiest neighborhood in the city — and fifth-richest in the entire country, according to a new report.

It was the first time the star-studded former industrial ’hood landed on Bloomberg News’ annual list of the country’s 20 richest zip codes — and the only one in the city this time to make its ranks, which once included Scarsdale and Bronxville in Westchester County.

Tribeca, where celebs such as Justin Timberlake, Meg Ryan and Harry Styles own homes, has an average annual income of $879,000, according to tax returns analyzed by Bloomberg.

Leonard Steinberg, president of Compass real estate in Manhattan, said a combination of top-notch architecture and nearby green space may have fueled the influx of big spenders.

“Prices have surged because of the Hudson [River] Park, which changed Tribeca more than anything,” he told The Post. “People who only wanted to be in Greenwich Village are now OK with Tribeca because of the park.”

“Tribeca is a fully baked neighborhood. It was created as a residential neighborhood in the last 20 years. Before that, it was commercial. When you have an ability to build out a neighborhood with architecture that is already exquisite, then you have consistency.”

On last year’s list, Tribeca was No. 22, meaning it jumped 17 spots.

New developments such as 30 Park Place — home to the Four Seasons private residences — in Tribeca may have also added to the neighborhood’s wealth, said Jeremy Stein, a real estate adviser at Sotheby’s International Realty.

Last year, the 80th-floor penthouse of the building, for example, sold for $32.6 million.

New Yorkers may also be moving from Soho, where prices have recently spiked, Stein told Bloomberg.

“When you have a really expensive zip code like [Soho] where all the real estate is so valuable, you’re going to have migration into neighboring zip codes because developers will go to this area and buyers will follow,” he said.

Miami’s Fisher Island — where Oprah and Mel Brooks own homes — topped the list as the country’s richest neighborhood, with residents earning an average annual income of $2.2 million.

Atherton, Calif., near Stanford University, ranked No. 2 and Palo Alto, Calif., ranked No. 3. Palm Beach, Fla., followed Palo Alto.

This year’s list data was gleaned from 2016 tax returns, the most recent available.
