A rare vacant lot on the Upper West Side is on the market for $2.85 million.
The lot at 110 W. 88th St. comes with approved plans for a six-story mansion and access to condo amenities at nearby 101 W. 87th St.
The plans envision a townhouse including a limestone facade, a bay window, a stoop entrance, a rear garden terrace, and a finished cellar with wine storage and a recreation room.
Sonny Bazbaz, a developer who bought now sold-out condo 101 W. 87th St. out of bankruptcy, bought the next door lot for “construction access,” paying $1.1 million for the privilege in 2014.
Listing broker Matthew Lesser, of Leslie J. Garfield & Co., adds that ground-up construction opportunities in historic districts like this one are highly unusual.
